Frequently Asked Questions About Mortgage Calculations

Understand Canadian compounding rules, stress testing, and frequency advantages.

Under Canadian banking law, fixed-rate mortgage interest rates are compounded semi-annually, not in advance. Our calculator accurately uses Canadian semi-annual compounding to produce the exact penny-for-penny payments that Canadian institutional lenders charge.

The Canadian mortgage stress test requires borrowers to qualify at the higher of the Bank of Canada benchmark rate (5.25%) or their negotiated contract rate plus 2.0%. This regulatory safeguard confirms that you can sustain payments if mortgage rates rise upon renewal.

Standard bi-weekly payments take your annual mortgage payment and divide by 26 pay periods. Accelerated bi-weekly takes your monthly payment, divides it by 2, and pays every 2 weeks. Because there are 26 payments a year, you effectively make 13 monthly payments annually instead of 12, shortening a 25-year mortgage by nearly 3 to 4 years.

A down payment of 20% or more qualifies your purchase as a conventional mortgage, eliminating the requirement for mortgage default insurance from CMHC, Sagen, or Canada Guaranty. Purchases below 20% down require default insurance, which is added to your total loan amount.
